When you buy (or sell) a home, closing feels like the finish line. In real life, it’s the first page of the next chapter.

I’ve seen both sides of that table.


The hard chapter no one posts about

During the Recession, I worked with a seller whose home was days away from foreclosure. We had three weeks from listing to closing or the sheriff’s sale would go through.

He’d already given up his bulldog, his best friend of 12 years, because his new apartment didn’t allow pets. He was on the phone in tears, trying to find someone—anyone—who would take his dog and give him visitation.

We got an offer fast. We pushed the bank, pushed title, pushed everyone.

The closer literally drove the documents to the county sheriff’s office. We beat the deadline by a couple of hours.

He was exhausted. His wife just wanted to sleep. We all cried.

That’s the side of housing you never see on Instagram.


The chapter that still gives me goosebumps

Most of the time, buyers are thrilled. They won the offer. They get keys. That’s the fun part.

What really lights me up is helping someone who thinks, “There’s no way I can do this.”

Like the single mom of three who told me:

“I’m tired of stepping over bodies when I take my babies to school. Can you help me find a home I can afford in a safe neighborhood?”

She didn’t have a big down payment. We found help. Down payment assistance. We found a 3-bedroom in a solid neighborhood, close to schools, fenced yard all the way around.

She was the first in her family to become a homeowner. We cried at that closing too—but for very different reasons.


Your chapter isn’t supposed to look like anyone else’s

Some people buy their first home easily. Others have credit bumps, no savings, or a rough history with money or housing.

All of them want the same thing: A safer, better, more stable life in a place of their own.

Media loves to say the dream is dead. I don’t buy that. I see too many people quietly making it happen.
